Each year, the City of Greensboro gets about $9 million in federal funds in the form of Community Development Block Grants from the US Department of Housing and Urban Development, better known as HUD.
The money is meant to be used for “housing development, rehabilitation, infrastructure repairs, and community services.”
Every five years, the city is required to conduct a review of its community and housing needs in order to determine the best use of the money.
To that end, Greensboro residents are being asked to take an online survey, which will be up through March 1, to assist city leaders and planning officials in determining the community’s needs and priorities.

The city’s Housing and Neighborhood Development Department, in conjunction with two consulting firms – Civix and HR&A Advisors, Inc. – is currently developing and updating two plans that HUD requires, in its effort to establish community goals and manage resource allocations.
The City of Greensboro has already put in a lot of work on its major housing plan – Housing GSO – in order to better understand and plan for the city’s current housing market.
That plan is also being used to guide housing related investments.
Greensboro and Guilford County have had an extremely interesting housing market in recent years. Multiple large economic development successes and many people moving to the area have put a huge strain on the current housing market, which has contributed to higher housing prices, higher rent, a major homeless problem and higher tax bills.
While new housing is being built – for instance, the much contested one being constructed by farmer and developer David Couch on land that was formerly in Summerfield – there’s still a tremendous shortage of housing in the area.
Three years ago, it was often the case that when a home came on the market in Greensboro, several offers were made on the house the first day with some buyers offering over the asking price. That’s not happening as much these days, but the housing shortage is still felt in multiple ways.
The new online survey asks questions such as: “Do you feel safe in your immediate neighborhood? (Always, Sometimes, or Never) and “How would you describe the physical condition of housing in your neighborhood?
Another question on the survey is “Do you think abandoned or foreclosed properties are a critical issue in the city limits of Greensboro?”
Survey responders are also being asked their most important considerations in choosing a place to live from a list of choices:
- Family nearby
- Close to work
- Price of housing
- Convenient to neighborhood amenities
- Access to public transportation
- Access to quality schools/youth services
- Attractiveness of neighborhood
- Public safety
- Other

there is no affordably housing low income people. ask ANY builder. high income have no problem building/renovating here now. the lower & middle class is living in apts,duplex,town, condo, complex. the problem is that incomes can’t afford housing. it’s an economic problem. give them us acres & a mule ! ha ha
Rents are average the same monthly payment as a 300k mortgage. Some higher than 350k mortgages. So, no it isn’t the affordability of mortgages. It’s the availability of smaller homes in that price range. Keep in mind, we aren’t talking about homes for low-income people, we are talking about families with incomes over 150K a year that are unable to afford homes in the current market due to low supply of affordable homes.
The illegals you support can afford the rent. They often have 8-10 people living in one house, working off the books for cash

The Servant Center, located in Glenwood, houses veterans and some other homeless individuals. During their stay they receive training, support and assistance finding employment and housing. The amount of time they can remain at the Servant Center is limited and 92% of those residents are transferred to their own quarters with a job and paying their rent. I challenge others to compare themselves to this level of success. If all organizations whose survival is directly related to governmental support were merit based, many would disappear. Results are the desired product of public support and the Servant Center is results oriented.

How about not at all. This is part of the waste we are trying to get rid of. The only housing need we have is for the homeless, and we just built a brand new shelter downtown. Return this money to the Fed. Gov`t and reduce the deficit that much more. Our City Council has the same fiscal policy as the Democrats in congress–NONE. They think spending money is the best use of our tax dollars. The City Council should have a poster of Greece and their current economy on their chamber wall. Greece also felt this way and now they are facing extinction as a nation.

high density housing sans parking/roading close to employ, school. shop, rec, park, arts. md, jd etc. this is an ideal home for moneyed retirees but they may opt for ‘gated’ communities. they rarely become mendicants.

I seriously doubt Greensboro will get that money. HUD will be audited line by line by DOGE and boondoggles like this money will be defunded. I love winning. It is almost too much winning, but I don’t mind.
